Terms and conditions

 

By booking accommodation with us, you ("the Guest") agree to the following Terms & Conditions:


1. Booking & Payment

  • A booking is only confirmed once full payment (or the required deposit) is received and a confirmation email has been sent.
     
  • We accept payment via [list methods e.g. credit/debit card, bank transfer, online booking platforms].
     
  • Bookings must be made by individuals aged 18 or over.
     

2. Security Deposit

  • A refundable security deposit may be required. This will be returned within 5-7 business days after departure, subject to inspection.
     
  • Deductions will be made for any damage, missing items, or breaches of these terms.


3. Check-In and Check-Out

  • Check-in: from 3pm
     
  • Check-out: by 10am
     
  • Early check-in or late check-out may be available on request and may incur a fee.
     

4. Cancellation Policy

  • Flexible: Free cancellation up to 14 days before arrival. After this, booking is non-refundable.
     
  • Cancellation policies may differ for bookings made via third-party platforms (e.g. Airbnb, Booking.com).
     

5.Guest Responsibilities


Guests agree to:

  • Keep the property clean, tidy, and in good condition.
  • Not exceed the number of guests stated in the booking.
  • Not host parties or events without prior written permission.
  • Respect neighbours and keep noise to a minimum, particularly between 10 pm and 8 am.
  • Report any damage or issues promptly.
  • Not smoke inside the property. A cleaning fee of £250 will apply if smoking occurs indoors.
     

6. Children and Pets

  • Children are welcome
  • Pets are not allowed unless agreed in writing in advance.
     

7. Cleaning

  • The property will be professionally cleaned before your arrival.
  • Mid-stay cleaning is available on request for an additional fee.
  • Guests are expected to leave the property in a reasonably clean condition.

8. Utilities and Wi-Fi

  • All utilities (electricity, gas, water, council tax, Wi-Fi) are included in the price.
  • Free Wi-Fi is provided but we cannot guarantee uninterrupted service and are not liable for outages.
     

9. Liability

  • We do not accept liability for:
    • Theft, loss, or damage to personal belongings.
    • Injury to guests or third parties while on the property.
  • Guests are advised to take out travel insurance for coverage.
     

10. Force Majeure 


We are not liable for failure to perform our obligations due to events beyond our reasonable control, including natural disasters, pandemics, or government restrictions.


11. Termination of Stay

We reserve the right to terminate a stay without refund if:

  • Guests breach these Terms & Conditions.
  • Guests cause a nuisance to neighbours.
  • Guests engage in illegal or unsafe behaviour.
     

12. Governing Law

These Terms & Conditions are governed by and interpreted in accordance with the laws of England and Wales. Disputes will be subject to the exclusive jurisdiction of the English courts.
